Solving real-world flooring challenges in commercial projects: Insights from GTFSL

From hospitals and schools to offices and residential housing, every flooring project comes with its own unique demands. At General & Technical Flooring Services (GTFSL), we’ve built our reputation on tackling these challenges head-on—safely, efficiently, and with minimal disruption to day-to-day operations.
We sat down with our Contracts Director, Stuart Hale, to share how our teams approach the real pressures of delivering high-quality flooring solutions in complex, often live, environments.
Challenge 1: Working in live environments
How can flooring works be carried out in busy public buildings, such as schools, offices, or healthcare settings, without disrupting daily operations?
“When working in live environments, the key is clear communication and detailed preparation – both with the client and our team,” says Stuart.
“We plan projects carefully, often phasing installations or working out-of-hours to minimise disruption. Our installers are briefed to remain highly aware of their surroundings, especially when working near vulnerable people or tight access routes. We often assign teams in pairs for better coordination, particularly where movement is restricted or accessibility needs are high.”
Challenge 2: Ensuring safety during complex flooring upgrades
How do you maintain safety and compliance while upgrading outdated or hazardous flooring in active, high-traffic areas?
“It all comes down to how the job is planned and delivered. We carry out early risk assessments and put clear safety controls in place before any work begins,” Stuart explains.
“Our teams are fully trained in site safety protocols – wearing proper PPE, isolating work zones, ensuring proper ventilation, and protecting adjacent areas. Communication is also essential. If a floor can’t be walked on for a few hours, clients need to know in advance. We make sure expectations are crystal clear to avoid surprises.
“It’s not just about getting the job done -it’s about doing it safely, compliantly, and with full transparency.”

Challenge 3: Budget constraints vs. quality expectations
How can facilities like schools and care homes achieve long-lasting, high-performing flooring solutions while staying within tight budget limits?
“In sectors like education and healthcare, budgets are under constant pressure -but safety and performance should never be compromised,” says Stuart.
“Our role is to help clients make smarter decisions. We advise on materials that offer long-term durability and value – not just the cheapest upfront. For example, we’re seeing growing demand for looselay systems, which reduce installation time and are easier to lift and recycle later.
“We also help prioritise where budget matters most – like entrance areas, stairwells, or hygiene-sensitive zones. It’s about delivering solutions that are fit-for-purpose, cost-effective, and built to last.”
Challenge 4: Balancing Performance with Sustainability Goals
How do you help clients meet environmental and carbon reduction targets when flooring waste and emissions can quickly add up?
“Sustainability is no longer a box-ticking exercise – it’s central to how many of our clients operate,” Stuart notes.
“We focus on two key areas: sourcing and waste management. First, we work with manufacturers producing low-carbon, sustainably sourced materials – whether through cleaner production processes or responsible raw material selection.
“Second, we actively manage waste. We participate in take-back schemes with manufacturers to ensure old flooring is recycled instead of sent to landfill. We also collect and return packaging where possible. These practical steps make a big difference on larger projects. Flooring might seem small compared to other trades, but the environmental impact adds up fast if it’s not managed properly.”
Delivering with experience and integrity
Every commercial flooring project brings its own set of pressures – from tight programmes and live environments to financial scrutiny and sustainability expectations.
